The interior walk-through

Interior checklist

  • Every room entered and eyeballed: ceilings, walls, floors
  • Temperature and humidity logged (the early warning for mold)
  • HVAC running correctly; filter condition noted
  • Under every sink: supply lines, traps, cabinet base for damp
  • Water heater base and pan checked for weeping
  • Toilets checked; traps refilled to block sewer gas
  • Faucets/showers run briefly to keep traps wet and lines fresh
  • Refrigerator/freezer operating; ice-maker line checked
  • Signs of pests, rodents or insect activity
  • Windows and doors all closed and locked
  • Smoke and CO alarms checked and batteries replaced if they're chirping; breaker panel scanned
  • Any odor, stain or change since the last visit, photographed

  • Yard, dune line and drainage after heavy rain
  • Mail, packages and flyers collected and brought inside
  • Vehicles, boats and trailers on the property noted and photographed
  • Anything that's changed since the last visit, photographed
